I only have one more module to complete on Rural and Agricultural Real estate and I will be writing the exam on June 16th... I hope to have my real estate licence soon thereafter.
So.. yeah the next module should be a cakewalk and i will let you know how the rest of it goes.

Congrats, Wes!  Well done on the last test, taking it right down to the wire.  Grin

Considering the course changed last year from an 80 hour course with one exam to a 320-ish hour course this year and 5 exams, its a lot longer than my brother or my dad spent to get their licences

I AM FINALLY DONE WITH MY REAL ESTATE COURSE!!!
I passed my last exam on monday and I got my license on Tuesday!
Now I am working for my dad as a licensed assistant .... I am doing this because brokerages charge a fee for agents who work in the brokerage every month and this is usually at least $2000/month
As a licensed assistant I do not have any fees because I work as a sub-agent under my father and this by-passes the fee clause...
I am going to be mentoring with my dad for a few months until I am comfortable with the sales process and such...unfortunately the course doesnt teach any practical stuff only theory and law.
Once I am on my own I should start to make better money as I am making a flat wage now... it will help me have guranteed income for now and pay down the substantial debt I incurred to take the course and pay the licensing fees and board fees and such...
I am going to make a pledge to Isara now...
I pledge that once I am practicing real estate on my own I will make a donation to Isara for every transaction that I recieve commission for...
On approval from my broker, I will also try to promote my clients and associates to use www.isara.org and or change their homepage to it.
This is how I plan to continue my volunteer work for Isara.

I have attached a photo of the me with my Real estate license:

"dog river?" oh my gosh.... r u serious?!? please tell me you havent been watching corner gas....
ugh... do you actually find that show funny?....i think its set in saskatchewan i think where it's so flat if you look hard enough you might be able to see the back of your own head...
I have relatives from a tiny little town in Saskatchewan of like maybe 3or 400 people... and dog river is a lot like that place
Oh more good news... i found out that the secretary in our office has a son who is going to be majoring in multimedia and will be going to the Alberta college of Art and Design... i might see if i can get him to promote isara there...
If only our real estate brokerage didnt already have an official charity i would be able to get the broker to help out.... i still have to get permission to promote isara while i am acting in a real estate capacity or i could end up getting some hefty fines.

I sold another house today!  YAY!
Today was a day straight from hell though... my dad took off to go horseback riding in the mountains and his assistant was gone to a concert or something and our secretary is on holidays and my brother was home but he buggered off and wasnt much help to me today...
I had 4 posessions of property to go supervise and 10 condition removals and a had to answer all the calls and deal with all the walk-ins...Lets just say at about 2:30pm i had already reached the end of my rope...
but i managed to hold things together... barely... and i am just popping home to try to collect my thoughts before my next apointment.

Good Job Wes. Congratulations!
Been a looong day working a lone?  I know how busy you are during the day, I've been faced with that before too. But good that we know it's not happen often, isn't it? Roll Eyes

And you have skill in any position. That's great. Grin
I'm sure you can deal with everything and be successful.  Good luck!

Wes, that was a VERY busy day, but you survived.  Smiley  At least, you know how long your rope is, hehehe.  Stretching yourself to your limits is good training for days just like this one.   Grin
